PROJECT BREAKDOWN:
New Kitchen, New Bathroom, New Cloakroom, Sanded Floors, Decor, Externals, Garden Landscaping.
New Kitchen
Remove old kitchen, prop ceiling, cut out new archway to create open plan, install timber lintols, plaster and make good, re surface walls, box in boiler and pipes, supervise electrical upgrade (sockets and lights), install new cabinets and plumb in appliances, decor.
New Bathroom
Remove old appliances and wall tiling, remove folding door, install new plumbing and drainage to accommodate extra WC, cutting into existing cast iron downpipes and creating new exterior wste outflows, move basin location, resurface walls and paint finish, reinstall and repair ceiling, install new bath, WC, electric shower, basin, tile walls, tile skirtingsnew ceiling downlighters, install cabinets and bathroom fittings, install new door with locks, lline floor with plywood, lay vinyl flooring.
New Cloakroom
Plumb and drain for new basin, install new WC, tile skirtings and splashbacks, decor, vinyl flooring.
Sanded Floors
Carpets removed over original painted floorboards. Hallway, Sitting Room, open plan Dining Room floors sanded six times and varnished three coats.
Decor
All existing period woodfinishes (doors, architraves, skirtings, panelling, staircase, window sills) sanded back and repainted. Walls repaired and hung with lining paper, emulsion paint finish.
Externals
Fill cracks in walls, repaint walls, restore and treat timber window and door frames.
Garden
Create new stone patio, hardcore base, sand cement bedding.
Erect new timber fencing.
