Design, manufacture and install oak fireplace mantle to enhance Georgian features in old stone house and Bookshop, and to enhance new Steel fire hearth. Stainless Steel incorporated as a design element in the mantlepiece.

Conceptualise, design, manufacture and install, traditional gallery mantlepiece in blackened oak to suit oldest house in village.

DOUBLE HEDGES ROAD

PROJECT DESCRIPTION: DESIGN AND MANUFACTURE METER CUPBOARD AND DISPLAY UNIT
Unit:
Design unit to cover unsightly electric meters at floor level, and extend upwards into an illuminated and glass-shelved display unit for ornaments. Install permanently and paint finish to match walls in situ.

REGENT TERRACE

PROJECT DESCRIPTION: DESIGN AND MANUFACTURE KITCHEN TABLE AND STOOL
Table and Stool:
Copy style and proportions of existing new kitchen units and design a kitchen table with brushed stainless steel top, timber subframe paint finish to match kitchen units. Design two/three person stool for children at the table, upholster with integral cushion pad and additional buttoned cushion pad in fabrics supplied.

REDFORD ROAD

PROJECT DESCRIPTION: OAK FACELIFT TO HALL AND STAIRS
Facelift:
Remove existing white-glossed bannisters, doors, skirtings, architraves, and take back floor to original softwood floorboards. Lay new solid wood floor, hang new glazed and solid oak faced doors, install new door facings, architraves and skirtings with oak finish, install solid oak bannister and line existing stair tread components with oak finish. Replace old lighting with halogen downlighters.

Fitted Wardrobe
Construct timber framing and hang new MDF panel sliding doors in combed ceiling, suitable for applying adhesive vinyl wall photograph. Install lighting.

PROJECT DESCRIPTION: NEW GARDEN GATE
New Garden Gate
Remove existing rotten timber gate and posts. Manufacture to architect`s drawings new gate in Douglas Fir stained black, to incorporate custom made galvanised steel barred `windows`. Install new matching post and panel to house and garden walls, hang gate in place.

PROJECT DESCRIPTION: FACELIFT EXISTING KITCHEN
Facelift
Renovate and restain existing black oak doors and drawer fronts, replace old handles with new chrome, build new black stained louvre doors to boiler press, install new oven, install new basin, install new cold mains supply to basins, remove sliding door and replace with 15 pane bevel edged glass door with chrome hardware, remove old tiled worktop and replace with new melamine, new window sill, new stainless steel splashbacks and new gas hob, install new suspended light fittings, lay plywood subfloor with ramp, vinyl flooring.

PROJECT DESCRIPTION: CONVERSION OF LIGHT WELL INTO NEW SHOWER ROOM
Conversion
Disconnect plumbing to waist-high cold water tanks, remove cupboarding, build new ceiling reinforced to house water tanks, install new plumbing to and from tanks, install new pump and saniflo to supply new second bathroom two rooms away, install new mains supply to ground floor kitchen, new plumbing for new basin, wc and electric shower, central heating feed for towel rail heater. Refloor, and create new partition walls for new basin and wc area, install timber beams and floor across lightwell void to create new shower area, shower panel walls, oversee new downlighting, extractors, shower cabling, etc, make inset wall boxes for illuminated mirrors, decor and lay vinyl flooring.

NEW DOUBLE GLAZED SASH WINDOWS, LOFT INSULATION, DECOR
New Double Glazed sash windows
Remove 24 old, single glazed sash window units in dormers, make 24 new sashes to suit double glazing, install new spring loaded sash systems, install double glazing units into sashes, install complete sashes into dormers, paint finish.
Loft Insulation
Install Rockwool Insulation into combed attic ceiling/roof.
Decor
Paint throughout.
Lay laminate flooring in hallway.

SOUTHCROFT ROAD, TOOTING

PROJECT BREAKDOWN:
New Kitchen, New Bathroom, New Cloakroom, Sanded Floors, Decor, Externals, Garden Landscaping.

New Kitchen
Remove old kitchen, prop ceiling, cut out new archway to create open plan, install timber lintols, plaster and make good, re surface walls, box in boiler and pipes, supervise electrical upgrade (sockets and lights), install new cabinets and plumb in appliances, decor.
New Bathroom
Remove old appliances and wall tiling, remove folding door, install new plumbing and drainage to accommodate extra WC, cutting into existing cast iron downpipes and creating new exterior wste outflows, move basin location, resurface walls and paint finish, reinstall and repair ceiling, install new bath, WC, electric shower, basin, tile walls, tile skirtingsnew ceiling downlighters, install cabinets and bathroom fittings, install new door with locks, lline floor with plywood, lay vinyl flooring.
New Cloakroom
Plumb and drain for new basin, install new WC, tile skirtings and splashbacks, decor, vinyl flooring.
Sanded Floors
Carpets removed over original painted floorboards. Hallway, Sitting Room, open plan Dining Room floors sanded six times and varnished three coats.
Decor
All existing period woodfinishes (doors, architraves, skirtings, panelling, staircase, window sills) sanded back and repainted. Walls repaired and hung with lining paper, emulsion paint finish.
Externals
Fill cracks in walls, repaint walls, restore and treat timber window and door frames.
Garden
Create new stone patio, hardcore base, sand cement bedding.
Erect new timber fencing.
